Position Information:
This position is responsible for managing a Real Estate portfolio on the Company’s assets, including properties that are Company-owned and others that are rented. These properties are occupied by the Company or by tenants or subtenants. The Property Manager is responsible for revenues and expenses associated to each property and to resolve litigations pertaining to interpretation of lease and sublease clauses.
Skills and qualifications:
- Analyze legal documents regarding properties (deed of sale, offers to lease, leases, subleases, easements and their respective amendments) to identify rights and obligations of parties and ensure that they are properly coded in the SAP system by team responsible for data management.
- Ensure the process for exercising options provided in leases and subleases, issue notices to tenants and subtenants, ensure follow-up of approval process within the schedules provided in the leases.
- Ensure management of non monetary clauses in leases and subleases including uses and exclusivity clauses, maintenance clauses, insurance clauses and resolve any litigation pertaining to these leases and subleases.
- Prepare annual rent budgets for all assigned corporate and franchised operating stores. Ensure compliance to budget.
- Verify payment of percentage rent per Leases in cooperation with the Real Estate Taxes and Expenses team.
- Supply information required for Real Estate Development concerning properties that are rented or Company-owned for expansion, relocation, renegotiation of leases and other Real Estate transactions.
